Barrister Anna Uukelo can assist with all areas of landlord and tenant law on a direct access basis, from straightforward possession claims (interim orders and final orders and stay of execution hearings and possession claims involving complex human rights issues), residential lease advice on service charges, through to more complex matters involving major disrepair/dilapidations, anti-social behaviour, nuisances, service charge disputes and insurance claim disputes including insurance claim repudiation as well as advice on Complaints to various Ombudsman services and regulatory advice. She acts for clients who are private property companies, property management companies, landlords, freeholders, local authorities, right to manage, individual leaseholders including leaseholders with a share of a free hold, section 20 processes including applications for waivers and/or requesting relevant consent, procedure and disputes providing advice or representation at various Tribunals including Land Tribunal, County Court, magistrates’ court and the High Court. She appears before judges, circuit judges (senior judges) and, High Court master, registrar and judges.

 

She has appeared in various courts and at tribunals around London including Central London County court which is often served by High Court judges, for nearly 20 years because she first practised as a solicitor and solicitor-Advocate between 2005 and 2008, For the avoidance of doubt, she now only practises as a Barrister and is regulated by the Bar Standards Board alone.

Timescales

Timescales for a case may vary depending on factors such as barrister Anna Uukelo’s availability, the type and complexity of the case, number of documents involved, any further information or documentation received, the need for additional documents, the other side’s approach and court/ tribunal waiting times. This will be set out in your client care letter (first letter) which I send you at the beginning of your matter.

However, as a guide more straightforward property advice cases including any written advice can be dealt with within 14 days. Non-straightforward advice cases may take from14 days to 4 weeks.

Fees

The cost of instructing a direct access barrister Anna Uukelo will depend on many factors, including the complexity of your case, the number of documents involved and her availability. Your fee will be agreed in advance by barrister Anna Uukelo. Her hourly rate is £375 per hour and she does not charge VAT.

Barrister Anna Uukelo most often charges her hour rate on domestic (public law) law at her hourly rate of £375 per hour.

On Property law matters (domestic/public law), the subject-matter practice area of this factsheet, her hourly rate is £375 per hour, and she does not charge VAT. She may charge fixed fees, which means that she will charge you a set amount of money for the work. Below, she provides fixed-fee estimates based on the ranges or 3 categories for advice matters, namely: straightforward, Medium or complex or where large number of documents are involved.  She does not charge VAT. If she charges fixed fees on a property law matter, these may be towards the higher end of the range if your matter is more complexed or involves many documents.  As these fixed fees are estimates only, higher fixed fees may be charged in particularly or exceptionally complex matters than the estimates below. There are also likely to be additional costs for expenses (travel, accommodation and food) and separate fee estimates for attendance and/or representation at meetings, inspections, ombudsman, tribunals and courts.

  • Any additional work required will be charged at my hourly rate of £375 which will be communicated to you first before charging/working.

  • Additional Note: [If your matter is received, considered, prepared researched (if any), including any written advice (if any) all within 1 hour, you will be charged a) my hourly rate of £375 or, b) You will be charged £562.50  for up to 1 hour 30 minutes .]

 

2. Medium to  Complex ADVICE only-  £851-£1500 No VAT added/charged.

  • Time estimateFROM 7 hours 6 minutes TO up to 14 hours in total.

  • Nature of advice work  (may include): Advice including any written advice (if any), up to two x 2 hour conference calls (if any), which can be taken in two 1 hour slots of any variation of 30 minutes chunks, research (if any), consideration (if any), preparation, and up to 1 hour main advice conference call including up to 4 clarification emails (if any).

  • Any additional work required which may be required will be charged at my hourly rate of £375 which will be communicated to you first before charging/working.

3. Particularly Complex matter ADVICE Only or where large amounts of documents are involved: £1551- £8,000

Time estimate: From 14 hours 6 minutes TO up to 35 hours or more with the maximum number of hours being 49 hours.

Nature of advice work  (may include)- Advice including any written advice (if any), up to 10 hour conference calls (if any), which can be taken in 1 hour slots of any variation of 30 minutes chunks, research (if any), consideration (if any), preparation,  and up to two x 1 hour main advice conference call including up to 10 clarification emails (if any)

Any additional work required will be charged at my hourly rate of £375 which will be communicated to you first before charging/working.

  • For up to half day (£850) with a minimum 3 hours for half day;

  • For a Full day (£1750)  with a maximum of 7 hours for a full day excluding 1 hour lunch.

  • Any subsequent half or full days beyond the first day, will be explicitly stated to you by me before the matter starts or as soon as further attendances or meetings are advised/requested/known, and in your client care letter or any subsequently revised client care letter on your case.

2.Court/tribunal/ombudsman attendance and representation:

  • Initial hearing - £850 No VAT added/charged 

  • Full hearing- £1750 No VAT added/charged; ( please also refer below to part hearing/ listings)

  • [Full hearing is from up to half a day to a full day day, with a minimum 2 hours and maximum of 7 hours excluding 1 hour lunch.]

  • Any subsequent half or full days beyond the first day, will be explicitly stated to you by me before the matter starts (if listed for more than one day at the outset or otherwise) and, will be set out in your client care letter or any subsequently revised client care letter on your case.

3.Brief fee

To receive and read through the paperwork before attendance (court, tribunal) or representation (court, tribunal) - £600-£2500 No VAT added/charged

4.Refresher fee (if any)-  £600-£2000 No VAT added/charged

An additional refresher fresher will be charged separately if for example a matter gets postponed or has a lengthy postponement after it has started (if any)

5.Document drafting- From £375- £6,000 No VAT added/charged

If you require me to assist you with drafting any document either for meetings, court, tribunal, ombudsman, other side including their representative (if any), this will be charged separately and in addition to my attendance/representation at meeting or court/tribunal (if any)

Document drafting fees depend on the nature, urgency, complexity, importance and sometimes the time spent. It is impossible to predict what documents, letters, draft court order, draft applications and so forth you may need or request me to assist you to draft for you in your property related matter.

 

However fixed-fees will be set out for you in your client care letter or subsequently revised care letter.  You will also be advised at which stage my charging reverts to hourly rate of £375 before charging you or working further.

Court or tribunal attendance;

These fixed- fees are estimates only and Barrister Anna Uukelo may first need to see more or all the papers before she can assess the right fee. You will always be charged for expenses: rail travel, taxi/uber, suitable, safe and secure overnight stays at hotels or suitable, safe and secure B&Bs if required to attend a property or other inspections or to appear in court or at any other representation,  for half a day owing to distance (she travels from Bedford) or lack of available trains in the morning to ensure I arrive 1 hour before start. If the case or matter is listed for a full day, meals (breakfast and lunch) will also be charged. Similarly, for matters listed for 2 days or more, all three meals per day will be charged.

 

As a guide and further explanation only:

For a morning only or afternoon only or a half day listing/ hearing, I will mostly charge £850 for my attendance. You will be charges a separate brief fee of between £600 to £2000 depending on volume and/or complexity of your matter for me to read the papers and advice you on the papers only. If you need me to draft any response (either a court document for you to submit to the court or tribunal yourself and under your name (I will not enter the court record for you) as a direct access client; or for you to send to the other side including their solicitors, again, under your hand, this will be charged separately and the fees will be communicated to you as soon as that becomes clear and or from the outset, if that can easily be ascertainable. Document drafting fee estimates are from £375- £6,000 No VAT added/charged

 

For a hearing or listing that covers the morning and part of the afternoon, I will charge for a full day listing/ hearing, I will mostly charge £1750 for my attendance. You will be charges a separate brief fee of between £600 to £2000 depending on volume and or complexity of your for me to read the papers and advice you on the papers only. If you need me to draft any response (either a court document for you to submit to the court or tribunal yourself and under your name (I will not enter the court record for you) as a direct access client; or for you to send to the other side including their solicitors, again, under your hand, this will be charged separately and the fees will be communicated to you as soon as that becomes clear and or from the outset, if that can easily be ascertainable. For a hearing/listing lasting more than 1 day, each work/ attendance on subsequent days will be charged at additional £1500 on the second day even if the matter finished on the morning of the second day and, £1000 each additional day from and including the 3rd day.

 

Matters already listed for 2 days or more from the onset, will be charged differently which will be communicated to you when I accept the brief.

Where a refresher fee is required on postponed or lengthy listings/ hearings, this will also be communicated to you in advance.
